Accountant clients occupied two floors in a West End building owned by a Plc property company.
Leases within the building were coming to an end and the landlord started works to the common parts of the building. The client was advised that many of the works were improvements and therefore were not recoverable from the client under the service charge.
The Landlord originally sought the sum of £62,000 from the client. By careful examination of the lease and negotiations with the landlord’s managing agent, the client eventually contributed £36,150 - a saving of £25,850.
