The Phantom Fraction
The Landlord incorrectly apportions the amount of the service charge due from a tenant. This may be because the Landlord has used the wrong basis for calculating the amount or they have made an arithmetical error in calculating the proportion demanded.
If the building combines both offices and shops there may be different proportions due for different heads of expenditure. For example shop tenants should not normally be charged costs relating to lifts serving the offices.
